Preparing For the Freeze

When freezing temperatures are expected there are important preventative steps that should be taken to protect the property and plumbing during winter weather conditions.
 

If the following instructions are not followed and the pipes freeze in your home, you may be liable for the damages. Please follow these freeze-prevention measures while temperatures are at or below freezing:

Required Freeze Protection Steps

  • Drip water from interior faucets - Allow a slow, steady drip from both hot and cold water faucets, especially those located on exterior walls.

  • Leave at least one faucet slightly open - Keeping water flowing helps prevent pipes from freezing and allows pressure to release more quickly if a line does freeze.

  • Open cabinet doors under sinks - This allows warmer air to circulate around plumbing, particularly for sinks on exterior walls.

  • Maintain interior heat - Keep your thermostat set to a minimum of 65°F at all times, including overnight and if you are away from the home.
     

Outdoor Faucet Protection

  • Disconnect and remove all hoses from outdoor spigots. Leaving hoses attached can cause water to freeze and back up into the pipe.

  • Cover outdoor faucets with an insulated faucet cover if available.

  • If a faucet cover is not available, wrap the outdoor spigot with a towel or cloth, then cover it with plastic (such as a plastic bag) and secure it tightly. This added insulation helps protect the faucet from freezing.

  • Do not drip exterior faucets.


Please notify management immediately if you experience any of the following:

  • No water or significantly reduced water pressure

  • Visible leaks or water damage

  • Sounds indicating a pipe may have cracked or burst
     

Prompt reporting allows us to respond quickly and minimize potential damage.

Important Notes:

  • If a pipe or water line does freeze, having a faucet dripping or left in the “on” position can help relieve pressure in the plumbing system and may reduce the risk of a burst pipe once temperatures rise.

  • Due to potential tree limbs falling, please move your car or any personal items to prevent damage. Please submit a maintenance request in your portal if large branches have fallen.

  • If you experience a power outage, please call Austin Energy at 512-494-9400 and/or monitor the Austin Energy Outage Map.

  • If needed, please submit any maintenance request via the tenant portal.
